  • Hairline or map cracking across the crown surface. Small cracks aren’t cosmetic. Water gets in, freezes, and expands. That crack is a season away from spalling, which is when the concrete starts flaking away in chips and pieces.
  • Visible gap between the flue tile and the crown concrete. This is the classic Washington aging pattern. The crown shrinks as it cures and pulls back from the clay tile, leaving a ring-shaped gap that funnels water directly into the chimney system.
  • A Famco cap that’s loose or rattling in wind. The crown is what the cap is anchored to. If the cap moves, the crown surface has failed underneath it. Tightening the bolts doesn’t fix the problem; it just delays the re-bedding.

You cannot safely repair a crown from a ladder with a caulk gun and a bucket of sealant, and doing so gives you a false sense of security.
